I think you should use a food truck. Around my way there's a couple with a food truck that sells erkuai's and the like. Indeed of investing so much money for a restaurant, why not use a food truck and sell your Greek food using that method? It's gotta be cheaper and more convenient, no?

The OP said it was going to be a takeaway. Smart move, as I said in my previous post. Maybe he could do falafal too, it would be popular with the many vegetarians in the city

Rents are very high for retail space in Kunming and landlords seem unwilling to negotiate. Reason so many existing spaces are empty and a ton of new spaces never rented. Some more than 5 years old and still empty. If you do have a successful business seems landlords very often want to raise rent even in middle of existing lease.

Outside the second ring road was 60 rmb/m2/m. That was not in a good location, seemed to be the same across south xishan district. I think Dianchi Weichen was more.
This was regular retail units, not near a mall.

Thank you everybody for your responses.

The idea of the food trucks was my first option. i was told that it is impossible to get that kind of license. (there may have been a misunderstanding in communication though). The FT would probably be the most ideal setup.

As for the menu i had in mind, it would be a pork based menu, perhaps chicken as well. Traditional Gyros and souvlaki. i understand the need to fuse the menu with the local cuisine to an extent so that will be market research there. I have only started researching the KM area and i realize it's NOT Beijing:) but i understand there is over 4 million people there, people that need to eat. Yes i understand that it would be a slow process to introduce the locals to such a new radical menu.

@goldie i understand what you mean and no i would not be relying on just the expats. the expats though i hope would introduce the food to their local contacts/friends. And i would prefer to be completly legit if possible.

what is the appr. population for EXpats living in that area? does anybody know?

One other question, how feasible is it to ship products to Kunming for the purpose of reselling I mean, things like wines or herbs, or cheeses? Would there be such a demand so as to even sell some of these products there?
