Yes it is a common practice in Kunming. Occasionally you can meet some landlords are willing to accept flexible payment term. But the most practiced one is: 6 months' rent and 1 month's deposit in advance. If the apartment is well furnished, some landlords even require a deposit of 2 or 3 months' rent. Normally they will return you all the deposit when the leasing contract is terminated. And also, if the landlord accept short-term payment, normally the monthly rent is higher than the one for long-term payment. Otherwise the landlord will think it's very troublesome for collecting the rental of one year by several times.
For renting an apartment directly from the landlord, you can have a try if your Chinese is good enough. But it's really difficult or like impossible even for local Chinese to rent an apartment directly from the landlord. Because all the apartments resources on the internet are occupied by agents already, you need do screen the information again and again.

My Suggestion:
- Describe what happens with your computer here, I think someone muct be expertise here to help you;- Take your computer directly to the Customer Service Center of the brand if you buy it in a regular way;
- Or take it directly to the IT Streets around Yuan Xi Lu, try to find a second-hand computer store, they are willing to fix it for you;
- Get a translator or student who can speak good English, it's not difficult to let the computer expert understand your computer problem even you are not familiar.

Basically the area you mentioned is very good, surroundings are lots of shopping malls, hotels and western restaurants. But I think it's a little difficult to get back there from the north part or the green lake and universities area because lots of foreigners like walking distance or direct bus route. You can take No. 67 or 57 if you commute from the north or transfer K1, 23 to Bus No. 5. You can take Bus No. 1 or No. 5 if you commute from the universites or the Green Lake area. If you work/study around the Zhenqing Central Square, I suggest you live around there, some apartments there are ok like 86街U2公寓, 汇都国际 and others.
